  • BEFORE & AFTER: OUR HALL BATHROOM REVEAL

    I am thrilled to finally reveal our completed hall bathroom! With the holidays, moving in, and many late nights completing this room, it has taken some time to finish and put this post together, but I am truly over-the-moon excited! I really couldn't be happier with how it has turned out! THE BEFORE The original bathroom was, to say the least, dated. There was just no pizazz. One of the major layout issues was the oversized soaking tub that was installed and the dividing wall that jutted out too far and enclosed the space. If you look it almost covered the window, which is just odd. It also only had one sink, and having two makes a lot more sense when it is the shared bathroom for the two bedrooms downstairs. It actually reminds me of the 80s bathrooms I grew up in, so in that sense there is some sentimentality (I guess?)... But not enough to keep it....so we ripped it out entirely!! THE AFTER I had a clear vision for this bathroom from the beginning, but there were still things that had to be ironed out like any other project. I wanted it to look timeless, but also harken back to the art deco era with a bistro twist. The bistro lighting was chosen from the beginning and was my inspiration for the entire bathroom. They really are the showstoppers in the room. I knew I wanted the subway tile to go all the way from the floor to the ceiling in the vanity nook, but it was Andy's idea to take the tile past the tub enclosure and to the end of the wall with the window. That was such a great idea and now when you walk through the door to the bathroom you look straight ahead out the window and see beautiful tiled wall all around! I sourced a very affordable vanity that has a beautiful marble top and the traditional look I was after. A trick I use to elevate any pre-made vanity is to change out the hardware and then --voila it becomes your own custom piece! VANITY BEFORE VANITY AFTER The hardware is from Rejuvenation (bin pulls and knobs) and I chose an antique brass finish to complement the brass elements of the light fixtures. I mixed finishes including the polished chrome bathroom faucets and shower fixtures. I think it adds another layer of color and interest and keeps the colors from being one dimensional. I have to say I am very impressed by the sink faucets. They were very affordable and VERY well made. I highly recommend. Check them out on my Hall Bathroom Mood Board Blog . The source of the vanity is listed in the blog as well, which was another great purchase for the price. The vanity does have some black paint chip issues we need to address, but they can easily be touched up and is a minor issue with the vanity. Styling the room is always my favorite part. I get excited to put my finishing touches on a room, and with these additions the room feels warm and inviting. I added the Vanity Fair Spy prints I mentioned in the mood board blog and they fit in perfectly! I also added a couple of vintage ship prints over the towel bar. I have been waiting to find the perfect spot since I purchased this vintage wood arched mirror, and it now has a home over the toilet! So fun and I really like this picture below, so cool seeing the mirror and lights in the aged mirror. Finally, I added a vintage style rug that was only $50 and is from the Amber Lewis x Loloi collection. The room is now complete and what an accomplishment! I had the vision, but Andy painstakingly put up tile by tile and did all of the hard work in this bathroom. Without him I am lost, but together we are a great team! We have TONS of other projects to tackle this year and it will make for an interesting 2023!   • HALL BATHROOM MOOD BOARD

    It is time to unveil the design for the hall bathroom in our house! The bathroom is between the two guest bedrooms and is in need of some functionality and layout updates. Looking below at the before, you can see the bathroom is very dated and has only one sink. The bathtub is also unusually large for the room and the wall in the middle of the room cuts off the space which makes the room feel much smaller. With demo complete, you can see how pushing the wall back to fit a standard tub opens up the space. (Pardon the mess!) We have also added plumbing for a 2 sink vanity which will add more functionality to the space. Below is our Mood Board! This bistro inspired bathroom has clean lines and timeless touches with the classic subway tile and Carrara marble hexagon floors. The white subway tile will fill the wall behind the vanity from floor to ceiling. The vanity I sourced has arrived and it has a gorgeous marble top. It was very affordable at Wayfair, but it looks high end. I wanted a double sink as it add some much functionality to this space. What really makes the design in this bathroom are the fun bistro lights which will be placed in between the vanity mirrors and on the adjacent walls on the sides of the vanity. The subway tile will continue around the bathtub/shower opening to continue this classic style. The faucets have a vintage look that fits in well with the design of this space. The hot and cold labeled handles are such a special touch! Classic hardware in polished chrome will give the vanity a custom look. It was my husband's idea to hang his Vanity Fair Spy Prints in this bathroom. As he adds more to his collection, they will have a spot on the wall in this bathroom! A few examples of these prints are below. They are a fun antique collectable and they will fit perfectly in this space! We are working hard on the house and this bathroom should be the first to be completed.   • HOLIDAY HOST/HOSTESS GIFT GUIDE 2022

    The time is creeping up upon us where we will begin to get invites to Friendsgiving, Thanksgiving, the Ugly Sweater Christmas Party, Christmas Eve, Hanukkah, oh and that work party that your significant other needs to bring you to, and the list I am sure can go on and on this time of year. My mother always said you can never go to someone's party empty handed, due to this standard of etiquette she has imparted upon me, I always begin to get nervous around this time and begin looking for host/hostess gifts to have on hand for that last minute gathering during the holidays! Never fear though, because I have put together a 5 great gifts to give to anyone and you can purchase them now so they are ready at a moments notice!! 1. HOLIDAYS ON ICE JIGSAW PUZZLE $34 With the weather cooling and fireside time approaching during the holidays, everyone loves to be home (on those days we don't have a scheduled event or party!) with their families. A puzzle is a great activity for everyone and is also a great host/hostess gift. Rifle Paper Co. is fun and colorful and their products always bring a smile to my face. 2. SPICY APPLE SMALL ROUND BOTANICAL CANDLE $60 Candles are always a hit with every hostess. It has a wonder scent that can be burned year round, but also reminds me of the holidays and the smell of apply cider cooking on the stove. I love the beautiful botanicals melted into the wax and it can be placed out on a coffee table or on the kitchen counter and really makes a statement. 3. FESTIVE TRIVIA $12 This is a fun host/hostess gift because it can act as a great icebreaker for a party where there may be people put together that don't know one another! This Festive Trivia from Anthropologie is centered around questions related to the holiday season which everyone can get on board with! 4. MADE FOR LIVING, AMBER LEWIS $28.85 A wonderful gift for the host/hostess that loves spending time at home and making their house beautiful. This is a beautiful book filled with inspiration for the collected, casual home. It is such a great price point right now at Target and makes an impressive gift. 5. FRENCH BLUE STRIPED FOOTED SERVING BOWL $60 If you are attending a party thrown by a host/hostess, then odds are they can never have enough servingware. I know I am always looking for the right vessel when I have parties and this french inspired bowl by Magnolia has a classic, vintage look that I think is timeless.   • CHRISTMAS DECOR GALORE 2022

    I am passionate about Christmas decorations. I will buy anything I see that I love. I have waaaay too many storage tubs full of holiday decor and I have no room to store them, but buying home decor is one of my addictions and add Christmas in and forget about it. I don't want to get help, I want to buy more. If you are anything like me, you will want to be in on the newest and best Christmas decor and here is what I have stumbled upon while feeding my addiction: 1. REAL TOUCH SPRUCE & PINE CONE GARLAND $68 Garland is a must during the holidays, but I really struggle with faux garlands because they just don't look and feel real enough for me. This garland looks like the real deal and the price point is fair for this quality. 2. CONCORDVILLE COLLECTION I can't even begin to tell you how obsessed I am with this collection. It is a winter wonderland straight out of a storybook made out of zinc! This collection is pricy, but it is something Terrain brings back every year and you can collect a piece each year to add to your village. Here are a few of my favorites from this year's collection. A trick to make these houses glow is buying battery powered fairy lights. Amazon has a 12 pack for $12 and you can add them to all your houses and snowscape to make it shine bright! I also add them to garland and around other Christmas decor to give it that extra sparkle. 3. PRELIT CHAMPAGNE TINSEL TREE 7.5FT $543.75 Martha Stewart has done it again! I love this champagne tinsel tree because it is unique and different. It comes in 5ft, 6.5 ft, 7.5 ft and 9ft and the prices are very fair and she is having a sale on her website currently! This tree paired with only gold or champagne colored ornaments would be gorgeous! 4. BUTTER ORNAMENT $20.00 My husband is a chef and we have a special tree for him in the kitchen made of handmade glass food and cooking ornaments so he doesn't feel left out during the holidays. This is a must for this year because his mantra is "Butter makes everything better". When in doubt, add butter.....you get the picture. It is a tradition to add a new ornament every year which means we will need a larger tree soon. 5. IVORY PEACOCK ORNAMENT $38.00 This is a GORGEOUS ornament and would make a real statement in the Christmas tree. I would get 5-8 of these peacocks and use them as the theme of the tree. So fun!! 6. FERN STORAGE CABINET ORNAMENT $30.00 I know I must love this ornament because I am a designer and love furniture and decor. It is so CUTE and whimsical! I am in love and I want to style my actual cabinet this way. I actually think this would be so fun tied onto a gift for that friend or family member that loves home and decorating. Anthropologie is carrying this list! 7. SLEIGH RIDE BELLS $78.00 For my last pick, and maybe my favorite, these sleigh bells are handmade in the USA and made of genuine leather. The kiddos will love these and may even think they are the actual sleigh bells from Santa himself! This is something I believe could be passed down to your grandchildren and become a tradition in the family. Traditions make the holidays. Enjoy the Holiday Season! Brianna

  • RENO RECAP #3

    It is hard to believe an entire month has already passed since we bought our house! With one month in the books, we have made good progress on our home renovation and I wanted to share our next Reno Recap so you are able to continue along on our journey! There is quite a bit happening at this point. Lots of drywalling and texturing in areas that we have removed unwanted soffits and/or gutted to prep the walls for painting. Below is a picture of the Living Room before the soffit was removed and after to show how much larger the space feels with the decorative soffit removed. It also uncovered a beam in the ceiling which we actually think adds some character to the space and separates the Dining Room and the Living Room. In addition, we added can lights which will be nice feature to have in the room in the evenings! LIVING ROOM Below are the progress pictures of the Living Room...they are still working on the texture in this room, but it sure makes a difference and is coming along! KITCHEN The Kitchen also continues to go through a transformation with the soffit removed. I provided before and after pictures as well to show the progress: As I have been contemplating kitchen cabinet colors, I realized that we needed to remove the soffit above the built-in refrigerator as well. The lower cabinets connect to the built-in refrigerator and keeping the soffit will not make sense if I cannot paint it the same color as the cabinets (which I may not do white which will be the wall color). We decided to remove it and create a built-in cabinet structure flush with the ceiling like the upper cabinets will be in the rest of the kitchen. See progress below: Lots happening in the kitchen! FAMILY ROOM/FIREPLACE The fireplace is also undergoing its own transformation. It is made of brick and unfortunately the brick isn't a color or style that really makes sense to keep. It does not have the vintage brick feel that would add character and I think if we painted it, it would look like we are masking an unattractive fireplace instead of updating it. We decided to smooth plaster it and I will come up with the final design for the mantle later. There are still a few coats to go to make it smooth. You can see I am still contemplating floor options. The floor color on the right is what is really trending right now and I like it but I still want the house to feel warm as I want the design to feel like a modern cottage. I am leaning toward the floor on the left, but I have not decided yet! Really, we can't go wrong with either option, but choosing flooring is a big decision and can change the look and feel of the entire house. PRIMARY BEDROOM Vertical nickel gap paneling is going up in the primary bedroom! We wanted to add texture and interest in this room because it is large and is the primary suite. I think it is coming along and looking great! The whole room will be painted white so it will be a clean, bright and beautiful room! Looking forward to seeing it once it is painted! PRIMARY BATHROOM Finally, the primary bathroom is coming along. Lots of changes are happening in this room. Everything has been removed except the tall storage cabinet. Can lights have been added to the ceiling and they will be retexturing it this week to match the rest of the house. As you can see below, the plumbing had to be moved to fit in with the new design of having two separate 60" vanities. I have a blog about the design mood board for this space if you would like to check it out! Primary Bathroom Mood Board Below is the old layout of the primary bath. We realized the shower footprint was very small so it made sense to flip the shower and the bathtub locations. To do this, we needed to move the window so it would not be inside of the shower and instead above the bathtub. My husband moved the window, and I am thoroughly impressed!! The plumbing has also been moved to reflect this new layout which will allow for a very spacious shower!   • "SHEDDING LIGHT" ON PAINT SHEENS

    There are lots of questions swirling around about what paint sheen should be used for walls, ceiling, cabinets, trim, etc. and frankly paint sheens can become confusing very quickly so I am "shedding light" on what paint sheens go where (and actually light has a lot to do these decisions-- PUN INTENDED). The first question is, "What is Sheen"? When you walk into a paint store and ask for a paint color, the first question they will ask you back is what sheen do you want?? Sheen is how shiny the paint will appear and there are a number of options on the sheen spectrum. PAINT SHEEN GUIDE BEST FOR ceiling and low traffic walls, walls with lots natural light or very textured walls where you want to minimize the textured look. Flat Paint has no sheen and will reflect the least amount of light (Note: Some brands make Matte paint which a slight step up from Flat but less shiny than Eggshell) BEST FOR all walls (including bedroom, living room and bathroom walls). Can also be used for kitchen cabinets if wanting a matte style look. BEST FOR kitchen cabinets, decorative trim, interior doors, moldings BEST FOR front door, stair railing, crown moldings and trims, interior doors (It becomes a preference related to level of shine from satin to semi-gloss. Keep in mind semi-gloss will show more imperfections) BEST FOR walls with a smooth texture where you want to create a real impact or focal point THINGS TO CONSIDER WHEN CHOOSING A PAINT SHEEN: Room size and Lighting: For smaller rooms and rooms lacking light, paint with a glossier finish could be a better option because it will do a better job of reflecting the light off of the walls and create an illusion of a larger room. Walls Textures & Imperfections: Flat or Matte finish paints are better for walls with imperfections or patches or heavy texture. High vs. Low Traffic Rooms: If the room is a kitchen or bathroom, you need to consider how often you will need to clean the walls and paints with some level of sheen with be a better choice. Sheen can cause light to reflect differently and alter the color and look of the paint, so this is an important factor when considering what color you choose. The more sheen you add to your paint, the more every imperfection will show and bounce off of the light in the room, so a low sheen paint would be a better option. Although, low sheen, or "low lustre" paint as they sometimes call it, is more prone to scratching and scuffing so it is not best for high traffic areas. Adding sheen creates a more protective layer (or gloss) over the paint and make it easier to clean and more appropriate for high traffic areas.   • RENO RECAP #2

    We have officially concluded Week 2 of the renovation and demo is about 95% completed. We are making good progress and should be moving forward with patching and replacing drywall and texture on various walls throughout the house. We will also be ordering new cabinet and drawer fronts for the kitchen, laundry room, hallway and bathroom as we have decided to "reface" or replace the cabinet doors on existing cabinetry in some areas so we can stay within budget. Once these items have been completed, it will be time to begin painting and I will be finalizing the paint colors soon! I like this stage because it is almost like a blank slate and I can see the size of the space and really start to visualize my designs. I have made a slideshow of the house up to this point below to show how it looks now that it is almost completely demoed: DEMO STAGE OF OUR HOUSE! I also put together a video where I have walked through the house and provided more detail about what we plan for the space! Once we started demoing the kitchen, we came up with a few changes to the design and layout that I think will make a big difference on the overall look and feel of the kitchen.   • RENO RECAP: KITCHEN DESIGN IDEAS

    The demo is done in the kitchen and because we decided to remove the soffit above the upper cabinets, the double ovens and their cabinets needed to be removed and reworked. Initially we thought about just moving the double ovens and cabinets to ceiling height like we are doing with the other upper cabinets, but once my husband removed them completely from the kitchen it made the space feel much larger and more inviting and I decided to change my design! I love open shelves in the kitchen because it is a place to add some design flair with kitchen decor and art and it helps to layer the space and add lots of visual interest. Here are some shelves I am thinking about to go where the oven used to live and I will continue the lower cabinets to the end of the wall on the right. I have used similar shelves before in another kitchen remodel and I loved them so much I think I may use them again! I love the classic, yet modern look of these shelves and can't wait to these or something similar installed so I can style them (which is my favorite part)! Now that we are going with a range instead of a cooktop in the island, I would love a range like this: But...we may have settle for something more like this (we have a budget even thought I don't want to have one hehe): This range is actually on sale at Home Depot right now...so I am checking with the hubby to see if this is a good buy and if we should pull the trigger now!! I am very excited about these changes and sometimes once you demo and remove things, design ideas pop up and your end result is all the better for it! I put together a short video explaining these changes. I am excited to see the progress on the kitchen and I can't wait to show you the end result! It comes with the sprig and the cute twine to wrap around it into a little bow and adding this to a gift will make it look like you had it professionally wrapped and it will look amazing under your tree. Not to mention the recipient of your gift will be very impressed as well! 2. GOOD TIDINGS DOORMAT Changing your doormat is a great way to bring the holiday spirit to your doorstep! I love these wood and metal cooke stamps because they look vintage and are easy to use if the kiddos want to help in the process all they have to do is just stamp! They feel like something that could be passed down generations as set and can help you create your own holiday traditions! 5. CABLE KNIT TASSELED THROW BLANKET GREEN I love a good throw blanket as the weather starts to cool and that is the case during November and December when we are decorating for the Holidays. I like this green throw because it can be layered in with other Christmas decorations and fit right in and be nicely laid over the corner of your sofa or chair, and it can also be used after all of the Holiday decorations have been put away.     I have been spending a lot of time the last few weeks putting together the design for our new house. I have expensive taste, but we have a budget and I have to be creative to make sure I am staying in budget and still designing a beautiful end product. One way to do this is to find "designer dupes", or in other words, similar alternatives to the luxury options available. It is possible to still achieve a polished, designer look for less. I am sharing a few below and will continue to provide more finds in future blogs. Designer product is first and then the dupe is listed just after: #1 DESIGNER CURREY & CO. Both can be beautiful showcases for china or decorative objects and books and make a real statement in your home, one is just on a budget! #5 DESIGNER CB2 MAEVE BLACK CANE BED $2,199.00 OR LOOK FOR LESS TARGET WOOD AND CANE PANELED HEADBOARD HEARTH & HAND, KING $289.99 Cane beds have made a huge comeback and have a transitional modern look that many people want.   • PRIMARY BATHROOM MOOD BOARD

    The primary bathroom is the first room I am designing because strategically we need this bathroom in order to move into the house so it has to be done first. I wanted the bathroom to feel light and open. We spend a lot of time in this bathroom and I didn't want the design to overwhelm the senses, but instead provide a sense of calm like a spa. Here is what I am planning for this bathroom. PRIMARY BATHROOM MOOD BOARD It is a very large space with the longest wall stretching 174 inches and a standard sized 72" double vanity would be swallowed up by this space. Andy and I have always liked the idea of having our own independent vanities so we are not running into each other in the mornings while we get ready for our days. This is also great because a large custom vanity is not in our budget and we wanted to update the original footprint to give the room a more custom feel. I chose the vanities first and will replace the hardware with unique black drawer pulls which is a trick I use to give the vanities a custom look. I chose a black metal cabinet to place in the middle of the vanities to create interest and provide more storage. It will also be a good opportunity to style the bathroom with bath accessories on the open shelving in the cabinet. Carrara marble floors are classic and choosing a larger honeycomb patterned floor gives the space a more modern feel. Adding elements of gold, like the mirrors and faucets layered among the black and white, elevates the space. For lighting, I chose a gold cage pendant light to hang over the bathtub and 4 simple black sconces to hang on either side of the mirrors. I picked a black and white freestanding tub because we have to flip-flop the shower and the tub placement in the room in order to create a larger shower space. This tub fits the smaller footprint and maintained the modern look of the space. Finally, I have a very large wall next to the stacked storage cabinet (which is the only thing we kept in the room), and I want to add a piece of art that will create a statement in the room and add warmth and color. That wall acts as a focal point of the room as it faces the entry to the bathroom and this almost 5 foot tall piece of art will be perfect! It pulls out the cool tones in the floors and helps to tie the design together. I am looking forward to my first morning in this bathroom.   • RENO RECAP

    The Reno Recap is an update on our home renovation project. This is our very first Reno Recap as we just got started on the project October 1st! This is Demo Week as there is lots to remove as we are remodeling the entire house, so we got a 4 ton dumpster and we are hoping it is enough! My hardworking husband Andy spent the weekend removing all of the dark laminate flooring in the house (crazy, right?) and it has already made a huge difference. There is so much more light in the house and this is a good tip to those home renovators out there, if you house lacks natural light, steer clear of dark flooring as it will absorb the light and make the space appear much darker. Andy also was able to knock out most of the demo in the Primary Bathroom but ran into a little hiccup with the bathtub surround as they decided to make is solid concrete, so we left that up to the demo experts to complete and the bathroom now has not a whole lot left, except the stacking 4 door cabinet in the corner which we plan to reface. I have a hard time losing good storage like that as we all need more places for our stuff. Once demo is completed and the walls are prepped, it will be time to paint so I have been busy planning my design and choosing paint colors for the entire house. We will be adding wall paneling and wainscoting to various rooms in the house so that needs to be decided as well as the colors. The house lends itself to ranch style but was updated probably 15-20 years ago to have a more open modern concept. I think this style lends itself well to a modern cottage/farmhouse style mixing elements of old and new, traditional and modern to create a look that on trend, but also timeless. I have a few paint color options below I am working with for various rooms, but I am still editing and adding to as I have a week or so to go to make my final decisions.
